Deed of Conditions & insurance

Most housebuilders dread drawing up the Deed of Conditions. With Newton you can stop worrying – our insight into Deeds is second to none. We can work with and give free, impartial advice to the solicitor drawing up the title burdens.

Our block insurance rates and premiums are some of the best in the business, too.

Launch & new buyer liaison

Let’s be honest – even the best home development doesn’t sell itself. That’s why Newton Property Management provides professional literature for your sales office, industry-leading buyer incentives and innovative marketing ideas. We do that bit extra to make sure you recoup your investment.

We also advise new owners of their responsibilities and meet with them regularly from early on. We do what it takes to take the strain off developers.

Contractor management & maintenance

Unlike other property managers, we’re transparent when it comes to contractors. We only submit tenders containing confirmed quotes, so there are no surprise price hikes when working with us.

We also work with contractors at different price points to fit the needs of the development. Looking for high-end? We’ve got it covered. If something more economical is needed, we’re on that as well.

Property development doesn’t stand still, and neither should property management. We take a fresh, modern approach that means homebuilders get the best of both worlds – innovation mixed with experience.

Newton is on hand to help with a wide range or services, from consulting on Deeds to taking responsibility for new residents. In brief, we take care of: cleaning, grounds maintenance, concierge and security services, life system servicing, general repairs and maintenance, and provision of 24-hr emergency contractors. We also offer hands-on support when it comes to insurance policies and claims.

We take responsibility for the residents as fast as possible, freeing up developers to do what they do best – home development!

For starters, we send a welcome pack to new owners highlighting the areas already in our care. This is updated with each new completed phase until final handover.

We also send out development notes when an updated is required, or if works were carried out in the previous quarter.

We care about the planet as much as we care about our clients, so we encourage everyone to sign up for e-billing and help us reduce paper waste. Of course, we still pop things in the post for anyone not online yet.

We do everything we can to make handover is as smooth as possible.

That involves arranging a handover visit with the developer and taking on the development whatever phase it’s in. Outstanding snagging isn’t a problem: we adopt the areas with an agreement on the final snagging to be completed.

To make sure everything goes smoothly our property managers follow an established handover checklist, ensuring all documentation and services are in place prior to handover.

By adopting the common areas promptly, we remove the burden from the developer.
