Newton assigns each development a property manager. Our property managers are some of the most experienced in the industry and all have at least ten years direct industry experience. We enjoy one of the highest staff retention rates in the sector.
Your property manager is the primary knowledge base, and will gain an in depth knowledge of your development and clients over the duration of our appointment.
We take great pride in helping you look after your property and each week. Following their property visits, our property managers meet with our Associate Directors who oversee the property management department. Our belief is that sharing information regarding your development between colleagues is the best way to help make decisions regarding the management and maintenance of the property in the long term.
We manage cyclical maintenance in our developments, and in flatted projects we also look after a multitude of other services including weekly or bi-weekly cleaning, gutter cleaning, gardening, and communal lighting.
As a result of evolving legislation, increasing levels of work requires to be carried out at developments while “Health & Safety” often places a burden on operators. This has inevitably led to higher costs in the sector, which is unavoidable in any block management (factor) environment. Consequently, we have a strong focus on keeping the running costs of developments at a manageable level.
Buildings insurance is another important area and in most developments, namely flatted projects, the factor will be responsible for taking out a communal buildings insurance policy, and assisting with making claims on behalf of the owners, as well as collecting premiums. Every year, we put our insurance out to tender through an independent broker ensuring we get the best rates possible.
As your factor we also deal with reactive repairs; broken gutters, slipped slates, faulty electric gates – the lot. An increasing number of our developments have a Facebook page, which allows owners to keep up to speed on the status of repairs. We endeavor to instruct repairs of a minor nature immediately, and follow up with contractors on speed and quality.
To this end, we deal with a portfolio of vetted contractors, which is updated annually.
We only employ quality contracting companies from cleaners to a major construction company. At Newton, our standards are high and we demand our contractors’ are too.

Generally such contracts include maintaining the communal gardens and managing any play parks on behalf of the co-owners. Public play parks also require a minimum annual inspection, and we attend to any repairs to these areas immediately when reported.

We continue to grow our management of traditional housing stock and our only prerequisite is that such homes are of a good standard (we don’t mean you should have a nicely decorated lounge!) – our aim is to manage traditional developments which have interested co-owners that want to maintain their property in good condition and attend to repairs and maintenance in a timely fashion.

We recognise the needs of a new house builder to have an experienced and skilled property factor in place. What is especially important in a new housing development is management and improvement of a completed Phase 1 element, which can help with sales. Phase 2 as potential buyers can see that the completed development is being well maintained.
We are also very experienced in consulting with developers over the Deed of Conditions and can take over the creation of the Deeds (subject to the house-builders approval) as (1) this takes an onerous task away from the house-builder and (2) we have a excellent insight into Deeds as we deal with them on a daily basis – perhaps even more so than many conveyancing solicitors.
We can offer ideas to Deeds and not only that, one of our unique qualities is that we often come up with marketing ideas to help house builders sell their homes.
